Do residents need notice before you come?
We confirm the date and arrival window with your manager or council contact ahead of the visit, so a notice can be posted the way your strata requires. For window and balcony-side work we keep to the window you confirm and stay off private patios unless the owner has agreed.
Are you insured, and can your crews work at height?
Yes — $5 million in liability insurance and WorkSafeBC coverage, with technicians trained in fall protection, rope access and lift operation, including boom-lift certification. Proof of insurance and coverage is available on request for the strata file before the first visit.
Can council approve a plan for the whole year at once?
Yes. The Annual Exterior Plan is quoted as one number for the spring and fall visits, so council approves once and budgets once. Each visit still comes with its own certificate and photos.
Do you clean the windows on individual units?
Suite windows are cleaned from the outside as part of the spring glass visit; common-area glass — lobby, entrance, amenity and stairwell — is done inside and out. Interior suite glass is by arrangement with the owner.
What about the moss on the roof?
It’s treated and the roof is cleaned without tearing moss off the shingles. This is roof cleaning and moss treatment — not roofing. Anything that looks like a roofing problem is photographed and flagged for you.
What proof does council get that the work was done?
Before-and-after photos of every area, a Digital Proof Certificate signed off on site by your council member or manager and our crew, and a copy of both filed in your Cleaning Vault — organized by building and date, ready for the minutes, the strata file or an owner who asks.
We manage dozens of buildings — can you handle all of them?
Yes. Our scheduled programs already run at more than 130 locations across British Columbia, with crews in every region of the province. Property managers get one point of contact, one standard and one dashboard for the whole portfolio.
How do you handle parking and access?
Fobs, keys, roof access and which visitor stalls we may use are arranged on the pre-visit touch-base. Crews keep walkways passable, don’t block fire lanes or reserved stalls, and tidy up before residents head out.
What does the Fall Exterior Reset cost?
It’s priced per building after a free site assessment, because rooflines, glass, walkways and parkades vary a lot. Annual plans are quoted as one number for the year; portfolio pricing is available for property managers. No obligation after the assessment.
What’s the guarantee, exactly?
If anything on the certificate doesn’t pass your walkthrough, tell us and the same crew comes back to make it right at no charge.
